JLawrence Realty was founded by Jed Carrol, an experienced real estate broker since 1999, an attorney, and a graduate of the UB School of Management MBA program.  It started with a vision for a better way to help people buy and sell homes.

A simple, yet profound idea: real estate services should be delivered by professionals at competitive commission rates.  We have been the industry leader in this pursuit for decades - only now is the industry being forced to recognize this reality. The Seller pays a reasonable and fair commission to Jlawrence Realty for exemplary services. You decide whether or not to pay an agent representing the interests of the buyer.  Our homes sell faster and for more money than competitors due to our comprehensive use of the latest tools.

Jed Carrol knows the better model of real estate brokerage is to have less  agents, not more. JLawrence Realty associates with only those agents exemplifying more talent and competence.  Those positive agent attributes are enhanced by strong supervision, guidance and continuous support from the broker.

We offer exemplary full-service with total out of pocket seller paid commissions of 3% to 4%.  We also offer an innovative program that allows sellers to participate by holding their own open houses, and conduct some of the showings, thereby freeing their agent up to focus on the aspects of negotiations, contract drafting, consulting, paperwork, and follow through.  We call this the America’s Choice Program.  We can reduce total commissions to 2% with this program. There are no up-front fees.

PROGRESSIVE, MODERN APPROACH TO COMMISSIONS

America's Choice Program (you help show your home):  affords you the opportunity to sell your home for an exceptionally low commission. For example, the America’s Choice program could be constructed with a low 2.0% commission to Jlawrence Realty payable at closing.  You decide whether or not to compensate an agent representing the interests of the buyer if requested of you. You can choose to make the decision to compensate a buyers agent at the time of the offer - thus the decision can be made depending on the terms of the offer.

Full Service Commission Program:     Our agents handle showings and open houses. A typical example of a progressive commission agreement might be can be 3% to Jlawrence Realty upon a successful sale where our agents handle everything and the buyer compensates their own agent (if the buyer is using an agent).  If you choose to compensate a buyers agent in the transaction, then we would reduce our commission to 2%. This would allow you to give the buyers agent 1% and still pay only 3% total. We are open to discuss and implement innovative commission structures- because you are in control.
