A simple, yet profound idea: charge only one side of the transaction when the buyer comes directly to your Jlawrence agent. So when there is one agent a 5% listing becomes 2.5%, or a 6% listing becomes 3%.

Jed Carrol knew the better model of real estate brokerage was less agents with more talent, and strong supervision, guidance and continuous support from the broker.

PROGRESSIVE, MODERN APPROACH TO COMMISSIONS

Variable rate commission programs afford you the opportunity to sell your home for an exceptionally low commission when there is no buyers agent involved in the transaction. For example, a full service variable rate program could be constructed with a low of 2.5% commission (when no buyers agent involved) to a high of 5% commission (both a listing agent and a buyers agent involved).

Fixed rate commission programs provide a level of comfort in knowing what your commission will be upon a successful sale.  For example, a fixed rate commission of 4% upon a successful sale could be constructed.
